Description: The Rozadol residential complex is located in the Ružinov city district, part of Bratislava’s wider city centre. The area is characterised by mixed amenities with a predominance of residential development. The complex itself is multifunctional. Its dominant spatial feature is a 21-storey tower, the identifying landmark of the entire Rozadol complex. Thanks to its exposure, it offers very attractive views from its interiors over the wider urban and natural horizon. Horizontally, the development is divided into two basic bands of courtyard spaces. The southern band is a series of intimate residential courtyards with greenery and children’s playgrounds. Above it lies a band of publicly accessible courtyard spaces, divided into smaller urban areas with their own specific atmosphere. The idea of bringing these spaces to life is also supported by a diagonal pedestrian route, which can serve as a natural shortcut between Ružová dolina and Bajkalská Street. The layout allows most apartments to face two directions with cross ventilation. The apartment floor plans are open, without restrictive interior walls. Single-level apartments make use of the comb-like structure of the development, while maisonettes complete the continuous block towards Trenčianska Street. All buildings are barrier-free, accessible from pavement level, the courtyards, and the underground garage, and so also meet the general technical requirements for buildings used by people with limited mobility and orientation. The buildings are built as monolithic wall-and-frame structures on a modular grid of 7,5 metres, carried all the way down to the foundation slab. This span is optimal both for parking cars in the basement and for the open layout of the apartments, offices, and shops.
